Why do I need a Survey?
1. The purchase of a home or tract of land is usually the largest investment people make.
2. Most home or land buyers have no idea as to the extact location of the property lines prior to their purchase. 3. Approximately one in four home or land purchases have a problem that would be revealed by a current and accurate land survey
1. Do not assume that someone other than a registered Land Surveyor can show you where the property corners or property lines are on a parcel of land.
2. Do not assume there are no easements that affect a house or parcel of land just because there is no physical evidence present 3. Do not assume there are no encroachments just because everything "looks in place" 4. Do not assume a house or parcel of land has enough room for future improvements or additions unless told so by a registered Land Surveyor 5. Do not assume that a house or parcel of land is not in a Flood Hazard area just because the land is on a small hill. 6. Do not assume you can rely on old surveys that are not in YOUR name. 7. Do not assume that Title Insurance covers issues such as encroachments, unexpected easements, and unexpected Flood Hazard locations.

1. The house is over the property line
2. The house or pool encroaches into the building setback line 3. A driveway is over the property line 4. A fence is over the property line 5. An easement runs through the house 6. Old deeds of record were vague and do not accurately represent the property you are purchasing 7. The house or parcel of land is in a major Flood Hazard area 8. Expensive landscaping is over the property line
